Property management and real estate
Landlords, property managers, associations, brokers, and anyone holding Florida real estate in an entity.
All industriesWhat this trade deducts
- Repairs — as opposed to improvements, which is the whole argument
- Depreciation, including anything a cost segregation study reclassifies
- Mortgage interest and loan costs
- Property insurance, which in Florida is its own line item of pain
- Management fees, leasing commissions and tenant screening
- Property taxes and non-ad-valorem assessments
- Legal and eviction costs
- Travel to the property, documented at the time rather than reconstructed
The part that costs money
Repair or improvement is the whole game, and the answer is not obvious
A new roof is capitalized and a patched roof is deducted, and most of what you spend sits between the two. Getting it right is worth multiples of the fee, and getting it wrong is the single most common adjustment on a rental schedule. The other one: if you bought, built or renovated, a cost segregation study splits the building into components that depreciate on their own schedule — one of the few moves that turns a paper exercise into cash in the same year.

No limit, threshold or rate appears on these pages, on purpose. Those move every year and a stale number under an accounting firm's name is worse than no number at all. Anything with a date on it lives in the Tax Center, where every entry carries its source and the day we checked it. If your situation needs a figure, call us and we will give you the current one.

Not sure which of these is you?
Call and a person picks up. Send a note and a person reads it. Either way it reaches somebody at the firm, not a queue.
